ZARA TOWER HOTEL GENERAL TERMS AND CONDITIONS

Guests are taken to have read these terms and conditions carefully as they incorporate the basis upon which bookings are accepted at Zara Tower Hotel.

TERMS OF BOOKING

By making a booking at Zara Tower Hotel, Guests agree, acknowledge and accept the Terms and Conditions outlined hereunder.

Any accommodation sold by Zara Tower Hotel is subject to availability and black-out dates.  Any special requests will be accepted subject to availability. Any changes to Reservations including cancellations, amendments, early check outs and No Shows will be subject to a Cancellation Policy of the relevant Rate chosen at the time of reservation.

Zara Tower Hotel Rates are dynamic in nature and vary according to availability and demand, the time of purchase and stay period.

All rates are charged at the Best Available Rate (“BAR Offer”) on per room, per night basis, with standard occupancy included. The frequency and level of housekeeping service may depend on the room types and rates chosen for making a booking

ADVANCED BOOKINGS

Zara Tower Hotel will not guarantee a booking made more than 51 weeks (or 358 days prior to arrival). Requests and quotes beyond this period may be possible, however, no rates and availability will be guaranteed. Zara Tower Hotel reserves the right to cancel or amend (with reasonable notice) any bookings made beyond this period.

AGENTS and THIRD-PARTY SALES

Zara Tower Hotel does not permit resale to a third-party or for trade purposes without prior consent and/or written agreement. Zara Tower Hotel reserves the right to accept or reject any such bookings. This also applies to group bookings and negotiated corporate rates that are resold.

PRICES AND GST

Prices are quoted in Australian dollars and are on a per apartment per night basis. The rates are subject to change without notice until booking is paid in full. All prices include GST.

PAYMENT TERMS

Full payment is to be made upon check in, for the for the total cost of stay (accommodation and extra charges value).

Payment can be made via cash, credit card or EFTPOS. Accepted credit cards are Visa, MasterCard and AMEX.

A 2% credit card fee may appliy to payments made on credit cards.

The credit cardholder must be present with the credit/debit card and a Valid Government issued photo identification in order to make a payment.

In the event that, a guest fails to pay immediately upon demand any amount owing to Zara Tower Hotel, pursuant to the booking and accommodation (including but not limited to telephone charges, suite damage and cleaning fees), Zara Tower Hotel reserves the right to deny access to the guest and ask that they vacate the premises.

IDENTIFICATION & CHECK-IN TERMS

A valid, government issued, photo identification matching the name of the main guest within the booking is required to be presented at time of check-in to Zara Tower Hotel. This is required in order to verify your identity for hotel security purposes.

A current driver’s licence, Passport or other form of Official Government photo identification (ID) will be accepted as satisfactory ID at check-in.

Zara Tower Hotel requires all credit card usage to be accompanied by an official Government issued ID which includes a photo and is valid at the time of the guest’s arrival.

This ID may be copied and stored as record that Zara Tower Hotel has verified the ID of the guest and the guest’s authority to use their credit card.

All personal information contained on the collected identification will be securely stored and completely disposed of at the end of its usefulness.

Guests will not be able to check-in to check in without valid government Issued photo identification and a valid credit card.

SECURITY DEPOSIT and CREDIT CARD AUTHORISATION

Zara Tower Hotel requires a refundable security deposit, for all bookings, paid upon check-in, to cover any incidental charges, damages to hotel property, or theft, that may occur during the guests’ dates of stay.

At check-in Zara Tower Hotel requires a credit card to be presented, which will be validated and pre-authorised for the amount listed below:

The security deposit is held by the guest’s credit card company, for a period of up to 10 business days. The pre-authorisation will affect the credit card holder’s available funds and/or spending limit. For more information on this practice guests should contact their card issuer.

The credit card authorisation (pre-auth) will be used to cover for any charges that the guest may be liable for, throughout their stay as well as any incidental items such as (but not limited to): Telephone charges Breakages or any damage incurred. Cleaning charges above the normal cleaning due to an apartment being left in an unacceptable condition.

A full inspection of all units will be conducted by hotel management after each guest departs to determine if there is any damage or theft. Excessive cleaning charges, carpet cleaning or deodorising fees may also be taken out of the security deposit if deemed necessary by hotel management.

The refund of the security deposit will be processed after departure of all guests, and after any outstanding amounts owing have been assessed and are paid in full.

Credit card pre-authorisation funds will be returned to the exact same credit card used, but depending on the guest’s credit card company, may take 5 - 10 business days to become available.

PENTHOUSE & THREE BEDROOM DEPOSIT

A (refundable) credit card charge of $1000.00 applies in addition to the accommodation amount and is due at check-in/arrival for all Penthouse Collection suite bookings.

The credit card charge will be refunded at after departure following an inspection of the unit completed by a hotel representative, deeming it in the same condition at the time of check-in.

ARRIVAL / DEPARTURE

Check-in time: 2pm or later

Check-out time: 10am or earlier

All early check-ins and late check-outs at Zara Tower Hotel are subject to availability.

Should guests arrive prior to 2pm, they may store their luggage at reception until time of check-in.

Late check-out is any time after 10:00am and is strictly subject to availability.

If the hotel is fully committed on the departure date, late departures or extensions not already confirmed will not be permitted. Extra charges may apply if a guest stays beyond their checkout/departure time of 10:00am.

A late check out fee will be charged should a guest fail to check out at 10:00am

The full nightly charges will apply if a guest stays beyond 2:00pm; the time the accommodation should be made available to the next guest.

CHILD POLICY

Children under the age of 4 years may stay at no additional charge when using existing bedding, up to the Maximum occupancy per room type.

ADDITIONAL OVERNIGHT GUESTS

At Zara Tower Hotel any additional overnight guests will be charged at a cost of $50 per person per night.

Guests are considered additional overnight guests, when the total number of persons occupying a room any time after 11pm, exceeds the number of guests included in the nightly rate, as per standard occupancy per apartment (see above table STANDARD OCCUPANCY PER APARTMENT).

In any case the maximum number of permitted occupiers for each room type will not be exceeded (see table below MAXIMUM CAPACITY PER ROOM TYPE).

ROLLAWAY BED

Rollaway beds are available at Zara Tower Hotel upon request at a cost of $50.00 per night (including bedding linen, blanket and pillow)

Rollaway beds must be arranged prior to arrival and are subject to availability.

Baby Cot are available for a charge of $20 per stay.

Baby Cot must be arranged prior to arrival and are subject to availability.

MAXIMUM CAPACITY PER ROOM TYPE

Zara Tower Hotel requires guests to strictly adhere to the following maximum room capacities at all times.

The maximum number of occupiers include any guests, visitors or children that may occupy the rooms at any point during the stay dates.

VISITORS

All visitors are required to vacate the building by 11pm. Only registered guests up to the maximum occupiers per Room Type are permitted to stay after 11pm (Refer to table above MAXIMUM CAPACITY PER ROOM TYPE).

CANCELLATION POLICY

The cancellation policy of Zara Tower Hotel reservations may vary, depending on the rates used for making the booking.

The cancellation policy will be provided to the guest along with the quoted rate and subsequently the reservation confirmation.

Any cancellation of a reservation through Zara Tower Hotel Website must comply with the cancellation policy applicable to the reservation.

Guests who have booked through a travel agency or third-party website (for example Booking.com or Expedia) must contact these companies directly to make any cancellation or changes to their reservation.

Notwithstanding the foregoing, Zara Tower Hotel standard cancellation policy requires booking cancellations or changes to be advised by 2:00pm local hotel time, 2 days prior to arrival.

48 Hours Cancellation Policy

Guests can cancel or amend their bookings, free of charge, up to 48 Hours prior to Check in day, at 2pm.

Guests will be charged the total cost of a reservation if cancelled or modified outside of the cancellation periods, (within the 48 Hours prior to the arrival).

For early vacating or for any No Shows, Guests will be charged the total cost of the reservation.

Over high demand, special event periods and group bookings alternative cancellation policies may apply. The cancellation policy will be communicated during the booking process and will be supplied in a confirmation email.

COVID-19

Zara Tower Hotel requires proof of vaccination from all guests checking-in and any visitors.

Guests and visitors who have had 2 doses of a COVID-19 vaccination or have a medical exemption are considered fully vaccinated and will be able to check -in. Please visit NSW Health COVID- 19 page for the latest NSW Health advice before traveling.

All Zara Tower Hotel guests are reminded to practise social distancing, as well as adhere to any limitations on gatherings/visitors that may be in place at the time of stay. For the latest NSW government information about physical distancing and COVID-19 restrictions, please select here.

SERVICES PROVIDED

The service offered for accommodation at Zara Tower Hotel may vary, depending on the room types and rates chosen for making a booking.  Depending on the chosen rate Zara Tower Hotel may offer a daily tiding service or a weekly cleaning service. Bed linen and towels are changed weekly during the weekly cleaning service. Zara Tower Reception may provide additional toiletries/towels upon request free of charge.

The following amenities are included in all Zara Tower Hotel bookings (variations may apply and brands are subject to change):

Bedding linen, blankets, and pillows

Bathroom towelling: Bath Sheets, Bathmats, Face Towels and Hand Towels

Bathroom amenities: Shampoo, Conditioner, Body Bash, Body Lotion and Soap

Should during their stay, a guest require additional housekeeping, this may be provided upon request – an extra charge will be incurred.

RUBBISH REMOVAL

All guests are responsible for the removal of their own rubbish on a daily basis and upon vacating the apartment. Bags are provided for this purpose.

CAR PARKING

Zara Tower Hotel offers limited valet parking spaces through our automated Car Parking Stacker. The cost to park at Zara Tower Hotel is $40 per night per car. Our automated Car Parking Stacker has limitations on the size of vehicles and the number of vehicles it can accommodate.

As there are limitations, the parking is subject to availability and Zara Tower Hotel does not, under any circumstances, guarantee any parking space.

Dimension/Vehicle Restrictions:

Maximum vehicle weight – 2500kg

Height – Maximum 1550mm (33 spaces) Maximum 1900mm (8 spaces)

Length – Maximum 5200mm

Width – Maximum 2150mm

If a car has any added features such as roof racks, bull bar or tow bar it may exceed the above restrictions.

The usage of our Car Parking Stacker is subject to acceptance of the Zara Tower Hotel Car Park Waiver form.

LIABILITY & DAMAGES

The guest who registers at check-in will be held accountable for any damages to the unit and its contents during the stay dates. The registered guest will also be liable for any damages caused within hotel common areas, as well as any damage or theft to items belonging to the hotel (including damages or theft caused by who are visiting a guest in the hotel). Any damage or theft caused by the guest (and their visitors) will result in forfeiting any deposits, pre-payment and also may be subject to additional charges depending on damage or theft involved. Zara Tower Hotel reserves the right to process any charges in addition to accommodation to the presented credit card supplied at check-in.

NO PARTIES – NO EXCESSIVE NOISE POLICY

Guests are required to sign Zara Tower Hotel’s “No Party – No Excessive Noise Policy” agreement, at check-in.

For the comfort of all our guests, we ask that noise is kept to a minimum so everyone can enjoy a peaceful and comfortable stay. We request that any non-registered visitors leave all units by 11:00pm each evening.

Any guest or visitor found to be creating excessive noise, having a party in their apartment or exceeding the number of permitted guests (listed above), will be evicted without refund.

SMOKING

Zara Tower Hotel common areas and units including the balconies, are 100% smoke free. Smoking within the hotel premises incur a $250 cleaning and deodorising fee.

EMERGENCY SERVICES CALLOUT FEE

The registered guest agrees to pay any Emergency Service Callout Fee charged for false alarms. This includes circumstances relating to smoking and cooking inside the room where the smoke alarm is triggered. Guests are advised to use the range hood when cooking.

SPECIAL CONDITIONS

In the event that a guest fails to pay immediately upon demand, any amount owing to Zara Tower Hotel, pursuant to the booking and accommodation (including without limitation those incidentals such as Parking, telephone, cleaning, etc. set out above) Zara Tower Hotel reserves the right to deny access to the guest and ask that they vacate the premises.

If in the event that a guest has caused damage to the property or effected other guests occupants of the property, Zara Tower Hotel reserves the right to ask that guest to leave and forfeit any monies paid and will require the guest to pay for any damage caused.

If a guest occupant behaves in an unacceptable or aggressive manner to other guests occupants or Zara Tower Hotel security staff, or is suspected of carrying out illegal acts on the premises, that guest occupant will be asked to leave and the appropriate authorities will be notified. All monies paid will be forfeited.

Zara Tower Hotel takes no responsibility for any personal possessions that are lost, stolen, or misplaced whilst on the premises. In that regard, we recommend that our guests obtain an appropriate level of travel insurance.

EVICTION OF A GUEST

Zara Tower Hotel may evict a guest or visitors without warning. Guests who are evicted from a hotel will be blacklisted and we may choose to notify the police. Guests who will be evicted will not be entitled to any kind of refund and may lose their security deposit in full.

A guest is subject to such eviction should the following (but not limited to) occur:

  • Intoxication and unsavoury behaviour
  • Overcrowding, or when the number of persons in the suite exceeds the capacity. (Refer to table above MAXIMUM CAPACITY PER ROOM TYPE).
  • Physical or verbal assault towards hotel representatives, residents, or other guests
  • Wilful damage to Zara Tower Hotel property
  • Any incident for which the police need to be called onto the premises
  • Any behaviour posing a safety threat to others
  • Ignoring advice to reduce excessive noise (music or other noise)
  • Throwing of objects over the units balconies or from windows
  • Smoking anywhere within the hotel (a cleaning and deodorising fee will also apply)

Eviction of a guest will result in forfeiting any deposits, pre-payment and also may be subject to additional charges depending on any damage or theft involved.

RIGHT OF ENTRY

Zara Tower Hotel retains the right that, in the event that Management has a legitimate cause for concern that a guest has not been seen or been able to be contacted over a period of time, the unitmay be entered by the Management or a delegate to ensure the safety and comfort of other guests and our property.

RIGHT TO REFUSE ENTRY

Zara Tower Hotel reserves the right to refuse a guest entry to the hotel or accommodation for any reason whatsoever including where the guest has engaged in conduct on a previous occasion adverse to the hotel.

COMMERCIAL FILMING AND PHOTOGRAPHY

Commercial filming or photography is not permitted to be undertaken at any Zara Tower Hotel unless written approval has been provided by the Zara Tower Front Desk Team. To request permission to undertake commercial filming or photography, please email bookings@zaratower.com.au

PHOTOGRAPHS AND DESCRIPTIONS

Whilst Zara Tower Hotel takes utmost care to ensure that the photos and description of our facilities and services are accurate, these are continually being changed, upgraded, and on occasion, removed from service.

If any feature or facility is essential to you in choosing a particular property, we highly recommend speaking to our Front Desk and Reservations Team, whom will assist your decision-making process, as well as advising you if that feature or facility will be available during your stay.

Descriptions are based on information available at the time of publishing and may vary or change at any time. Maps and location photographs are shown for general information only and highlight places in surrounding areas.

Actual units occupied may vary in decor and inclusions from those shown in photographs.

LIMIT OF LIABILITY

Zara Tower Hotel does not accept any liability whatsoever for any injury damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events which are beyond its control including, but not limited to, war, civil disturbance, terrorism, fire, floods, acts of God, acts of Government or of any other authorities, accident to or failure of machinery or equipment, maintenance requirements or industrial action.

TRAVEL INSURANCE

We highly recommend all our guests to have an appropriate level of travel insurance. Travel insurance can be arranged by many travel agents or insurance providers.

FORCE MAJEURE

Guests and booking agents of Zara Tower Hotel are allowed partial impossibility in an agreement (Accommodation Reservation and or Group Accommodation Agreement), where the performance of the agreement by either party is subject to acts of God, war, terrorism, government regulations, national disaster, strikes, civil disorder or curtailment of transportation facilities beyond the control of the parties making it inadvisable, illegal, or impossible to fulfil some or all of the agreement. The Agreement may be terminated without penalty for any one or more of such reasons by written notice from one party to the other.

PET POLICY

Zara Tower Hotel does not permit pets within the hotel. An animal is considered a breach of Terms and Conditions, and guests will be asked to leave or remove the animal. Assistance Dogs are exempt from the pet policy.

FREE INTERNET

Zara Tower Hotel offers free internet. Zara Tower Hotel has a fair use policy in which guests’ download speeds will be reduced should the reasonable download limits be exceeded.

UNACCOMPANIED MINOR/S

A child who is staying without the accompaniment of a parent, guardian or adult over the age of 18 years is considered an unaccompanied minor. An unaccompanied minor/s may be permitted to stay at Zara Tower Hotel only if they can satisfy the normal payment, bond and identification requirements. Zara Tower Hotel strongly discourages the accommodation of minors staying alone without adult supervision for safety reasons, as our apartments may have gas cooking facilities, sharp knives, internal stairs and bathtub which could be hazardous to minors staying alone. Zara Tower Hotel does not accept any responsibility for injury caused by an unsupervised minor staying in our apartments, nor does Zara Tower Hotel provide the service of supervising and caring for a minor during their stay.

SOCIAL MEDIA GUIDELINES

The social media team at Zara Tower Hotel are responsible for several different social media accounts on a variety of platforms. We respect everyone’s right to express their thoughts and opinions and encourage constructive conversations on our social media channels, but we do ask that your contributions comply with our Social Media Guidelines.

We welcome feedback, both positive and negative, and will endeavour to respond to comments when you'd expect us to. We’d rather not have to delete anything, but we will remove any posts that don’t adhere to our guidelines and to block anyone who violates them repeatedly. Specifically, we do not tolerate these kinds of posts:

  • Defamatory, obscene, offensive, or violent language and/or images.
  • Trolling, spamming, fraudulent or deliberately misleading posts.
  • Repetitive or continuous posts, including complaints that have already been responded to by us.
  • Attacks on specific groups or any comments meant to harass, threaten or abuse an individual.
  • Hateful or discriminatory comments regarding race, ethnicity, religion, gender, disability, sexual orientation or political beliefs.
  • Links or comments containing sexually explicit content material.
  • Websites or files containing viruses that could damage the operation of other people’s computers or mobile devices.
  • Commercial solicitations or requests for donations.
  • Unreasonable or inappropriate disclosure of someone else's personal information.
  • Content that is primarily aimed to discredit our staff members or our company, without reason.

Please don't include any personal or sensitive information (such as your credit card details, booking reference, email address, phone number, passport or drivers’ licence details) in public posts or comments.

For us to provide assistance on Facebook Messenger or Direct Message for Instagram, we may request personal information in relation to a booking, but we'll never request your credit card information through these channels.

It is important to note that postings or comments by users on our social pages do not necessarily reflect the opinions Zara Tower Hotel, nor does Zara Tower Hotel confirm their accuracy.

INSTAGRAM TERMS & CONDITIONS

If you post a photo to Instagram and include #ZaraTower, #ZaraTowerHotel or @ZaraTower, or tag Zara Tower Hotel in your photo, then are you granting Hanave  Pty Ltd (ABN 56 001 416 226) a non-exclusive, royalty-free, worldwide, revocable, non-transferable, perpetual licence to use, modify, delete from, add to, publicly display and reproduce, your photo, including without limitation, in any online media formats and through any social media channels, pages or accounts.

Zara Tower Hotel does NOT claim ANY ownership rights in photos that are tagged with #ZaraTower, #ZaraTowerHotel or @ZaraTower

You are able to revoke this licence at any time by contacting Zara Tower Hotel in writing at bookings@zaratower.com.au and informing us that you no longer want us to use your photo
